A stone-paved area between the pool zone and the entrance to the kitchen and living room features a beautiful pergola adorned with fragrant climbing jasmine, set up with tables, chairs, and a mobile barbecue, making it an ideal spot for alfresco dining and convivial gatherings. A second dining area is located at the side of the main entrance, where a long table positioned beneath the shade of centuries-old holm oaks invites guests to enjoy leisurely outdoor meals in a setting of timeless natural beauty. The non-heated swimming pool, open all year round, measures 25 by 5 metres with a depth ranging from 1.20 to 2 metres, and is entirely lined in tiles with edges in local white travertine. It features an infinity side, salt purification, internal lights, and 2 metal access ladders. The 200-square-metre solarium area surrounding the pool is generously equipped with sunbeds, deck chairs, tables, and gazebos. Adjacent to the pool is a bathroom with 2 showers and a charming decorative fountain with large steps. The right wing contains a study, a double bedroom with ensuite bathroom featuring both shower and tub, 3 further double bedrooms, and a bathroom with shower and tub. The left wing houses a double bedroom with ensuite bathroom with shower and a study with Smart TV. A further flight of 21 steps leads to the second floor, where a small landing gives access to a double bedroom with walk-in closets, a bathroom with shower, and a charming small TV room with Smart TV, embellished with antique books. The second floor also features a furnished panoramic terrace, accessible from the corridor through a French window, offering sweeping views of the surrounding Tuscan countryside. Within the property lives a caretaker, a very discreet individual who remains available to assist with any needs that may arise during your stay. The rental price includes utilities such as water, gas for kitchen use and hot water, electricity, and heating, as well as weekly linen changes and initial and final cleaning. For stays of a minimum of 7 nights, 6 hours of mid-stay cleaning are also included. The property operates a Zer0Dep Guarantee, meaning guests are not required to pay a security deposit either on balance or upon arrival; instead, EuropAssistance coverage is provided in the event of accidental damage to the property during the stay, up to a maximum of 1,500 euros and subject to the limitations provided. Parking is available on the property grounds, with a 5-car uncovered parking area located inside the fence and an additional 5 uncovered spaces situated outside the gate, both within the property grounds.
