High quality villa, with pleasant gardens and covered pool, overlooking views of Tuscan countryside. Friendly staff. Hire a car to make the most of surrounding areas. Hilltop towns and coast short drive away. Shopping cette nearby too.
Beautiful and clean apartment, spotless. Well equipped kitchen and we appreciated the little touches that showed through, eg. toilet paper and soap, and some basic meal ingredients.
This complex is quiet, well-looked after and in a beautiful situation to enjoy the views. It is very well suited for a quiet, relaxing break. The pool is very well maintained, clean etc as well. There is a fairly steep walk to the beach, only around 4 mins, which is fine if you can manage steps. Obviously it's hot in summer months! The beach is very low key, non-commercialised, clean and not crowded. There is a supermarket about 10 mins walk away, which is mainly a flat walk. The supermarket is priced like others in the area, not cheap, but has most of the basics you might need.
My only recommendation relates to the apartment itself which is to have some 'normal' pillows alongside the ergonomic ones which whilst suit me, do not suit all and were unsuitable for my children. Secondly, to consider supplying a beach umbrella and beach mats, which we had to purchase. The beach is south facing without shade, so a beach umberella would help overseas visitors who could not bring their own on the plane etc.

De woning is voorzien van alle gemakken en heeft een ruime slaapkamer boven. Uitermate geschikt voor stellen en/of een jong gezin met een kind. Het privé zwembad geeft je het gevoel van totale ontspanning. Wij hebben genoten.
[English translation courtesy of Easy Reserve] The accommodation is equipped with all amenities and has a spacious bedroom upstairs. Extremely suitable for couples and/or a young family with a child. The private pool gives you the feeling of total relaxation. We really enjoyed it.
Amazing time had at Teto - age range 18 - 55.
The track to the house is not for the faint hearted but once you get there it’s fabulous. The photos do not do it justice - it’s stunning.
Easy reserve were quick to respond on booking and Fubbiano team were excellent once there - the vineyard tour is a must.
Amenities are at a drive however very good. Supermarkets are well stocked/Pisa airport is close by plus the trains are fairly regular for exploring the Italian must see places.
We all loved this holiday and this place is very special.

Contesto bellissimo, casa ben tenuta e con tutti i confort. La piscina è il sicuramente il valore aggiunto. Proprietario disponibilissimo e gentile, ottima accoglienza. Da segnalare forse un po' meglio la posizione, perché l'ultimo tratto di strada è sterrato e per chi ha un'auto bassa, non è facilmente raggiungibile.

Perhaps the location should be highlighted a little better, because the last stretch of road is a dirt road and for those with a low car, it is not easily accessible.
Poggio Velluto is a rustic property in an absolutely stunning location. The building is spacious and all the rooms of a good size apart from the kitchen which is a little small, but perfectly adequate when combined with the very well situated outside dining table. The house has had some improvements, especially to bathrooms, but remains rustic rather than luxurious.
The outside is fabulous. The pool is very good and the views from it are for once, even better than the pictures suggest.
We like properties like this and for us it was ideal. A picturesque Italian country house with stunning views. The owner only spoke Italian but was very helpful. We had a couple of very minor queries which were dealt with immediately.
This house is great if you want a holiday largely based around the house, or are just looking for some nice Italian towns to visit. If you have specific towns or sites you want to see, check how long it takes to get there - don’t rely on distance as many of the roads are very twisty and therefore speeds are slow.
