Villa Gioiosa is an old stone house that once belonged to the nearby Benedictine monastery and was used by the monks as a chestnut dryer, of which the surrounding woods are rich. Today the house has been completely restored, maintaining the characteristics of the old Tuscan farmhouse, both in the architectural features and in the furnishings, enriched with local antiques.
A few kilometres away is the village of Monte San Savino, famous for its ceramics and its beautiful alleyways and buildings, offering shops, supermarkets, restaurants and services of all kinds.
In the large garden adorned with medicinal plants, flowers and olive trees, there is on one side a beautiful swimming pool with a Roman staircase (size m. 5 x 10, depth m. 1.50 - open from 01st May to 30th September), and on the other a large barbecue and wood-burning oven in a beautiful wooden gazebo furnished with table and chairs, where you can spend enjoyable evenings in the company of family and friends. In the garden there are many relaxing corners where you will be spoilt for choice, whether reading a book under the porch, sunbathing by the pool or taking long, relaxing walks through the woods and cultivated fields within the property, which extends over several hectares.
Villa Gioiosa offers a holiday in a cosy and genuine atmosphere combining the uniqueness of a Tuscan farmhouse with the comforts of modern life such as air conditioning and Wi-Fi internet access.
To reach the house you have to drive about 1 km of unpaved road, well maintained but not recommended for sports cars; but don't let that scare you because when you get to the house you will know that it is really worth it.

GROUND FLOOR: entrance through a porch equipped with table and chairs, small living room with sofa and satellite TV. Going down some steps we find the wide living-dining room. From the living room we reach the kitchen with fireplace and the bathroom with shower. With access only from the outside, panoramic covered terrace furnished with table and chairs to eat or relax in the open.
FIRST FLOOR: with access through internal staircase, two double bedrooms.

Das Haus ist im persönlichen Stil mit viel Charme vollständig ausgestattet. Alles ist sehr sauber und komplett funktionstüchtig. Besonders hat uns der noch recht neue und große Gasherd in der Küche gefallen. Die Vielzahl an Terrassen und Sitzmöglichkeiten im Garten (inkl. einem festen Holzkohlegrill) laden gerade dazu ein, den Abend gemütlich draußen zu verbringen. Aber auch Innen steht ein großer Esstisch zur Verfügung. Die Eigentümer sind sehr freundlich und bei evtl. Fragen bestens erreichbar und hilfsbereit. Der Garten mit Pool ist sehr großzügig, gepflegt, uneinsehbar und wunderschön angelegt. Die Lage ist fernab von jeglichen Verkehrslärm. Die Anfahrt über einen Feldweg ist für PKW geeignet, jedoch nicht für Fahrzeuge mit sehr niedrig liegenden Fahrwerken. Einkaufsmöglichkeiten sind mit dem PKW in 10 Min. in San Savino erreichbar.

We especially liked the still quite new and large gas cooker in the kitchen. The many terraces and seating options in the garden (including a fixed charcoal barbecue) invite you to spend the evening outside. But there is also a large dining table inside. The owners are very friendly and very helpful if you have any questions. The garden with pool is very spacious, well-kept, secluded and beautifully landscaped. The location is far away from any traffic noise. The access via a dirt road is suitable for cars, but not for vehicles with very low running gear.
